Grind and seal is a concrete finish that restores the look of worn-out concrete. We mechanically grind the slab to remove old coatings, contaminants and dirt, then seal it clear so the concrete underneath still shows. The result is a dust-free floor that resists stains and wipes clean.
It is the right choice when you want the look of bare concrete but the slab won’t take a polish well. Patched, soft or uneven concrete can still be ground and sealed, because the sealer does the protecting, not the slab. On a sound slab with good aggregate, a mechanically polished concrete floor is the alternative worth comparing.

Grind & seal is a short, three-step job with little downtime. Almost any structurally sound slab can be ground and sealed, old or new. New concrete needs at least 28 days to cure before we seal it.
Our diamond grinders take off old coatings, paint, oil, grime and surface stains, and open the concrete so the sealer can bond. Dust is extracted at the grinder as we go.
We fill the cracks, holes and spalls the grind exposes, then vacuum the slab clean.
Two coats of clear polyaspartic seal and protect the floor. Polyaspartic is UV stable, so it won’t yellow in Arizona sun the way standard epoxy can. It makes the surface impervious to liquids, oil and bacteria.
