Getting the Edge Right Against What Stays

The middle of a room is the straightforward part. The edges are where the work is, because a machine that grinds a wide floor cannot reach the last inch against a cabinet leg or a hearth, and that strip has to be prepared by hand to the same standard as everything else. If it is not, you get a visible band around the perimeter where the coating never properly keyed in, and it will show first at exactly the places your eye already goes. We cut those edges in deliberately and we mask whatever we are working against.

Fixed furniture also decides the order of the work. Anything that can be lifted out is lifted out, anything that cannot is protected and worked around, and where a run of cabinetry sits directly on the floor we stop the coating in a clean, deliberate line rather than letting it die out under the kickboard. You end up with a floor that looks intentional at every junction, which is the difference you notice a year later. What We Need to Know Before the Day

The useful conversation is a short walk through your rooms pointing at what is staying. Islands, hearths, fitted wardrobes, a floor safe, anything plumbed in: each one is a decision about whether we work to it, under it, or stop short of it, and each answer changes the masking and the sequence. None of it is complicated, but all of it is far simpler to settle before we arrive than while the base layer is going down. You get an easier day and a cleaner result out of ten minutes of planning.   • Wear resistance. Foot traffic, pet claws and dragged furniture meet the polyaspartic topcoat, not the color coat and not the concrete, so a scuff does not expose bare slab.
  • Stain and chemical resistance. The cured surface is non-porous, so oil, laundry detergent, paint and household cleaners sit on top of it instead of soaking into the concrete and staining it permanently.
  • UV stability. Polyaspartic holds its color under Arizona sun, which is why we use it as the topcoat rather than finishing with a second coat of epoxy on anything that sees daylight.
  • Simple cleaning. There are no grout lines, tile edges or seams for dust to collect in, so a dust mop and an occasional damp mop is the whole routine.
  • Color that is sealed in. Flake and metallic color sits under the topcoat rather than on the surface, so the finish does not wear off the high-traffic routes first.

How We Install an Epoxy Floor Coating

1. Slab check

We look at the slab before quoting: moisture, old coatings, cracks and how the room actually gets used. That is what sets the system and the price, not the square footage on its own.

2. Grind and profile

We mechanically grind, profile and vacuum the concrete with diamond tooling. No acid etch and no chemical stripper. This is the step that decides whether the coating stays down.

3. Repair

Cracks, pits and spalled edges are opened up, filled and ground flush, so the repair does not telegraph through the finished surface.

4. Base and color

The 100% solids epoxy base goes into the fresh profile, then the color layer: flake broadcast and scraped back, or the metallic coat poured and worked by hand.

5. Seal and protect

Two coats of UV stable polyaspartic seal the color in. A flake or metallic floor finished this way is a two day install. A polyaspartic only system can be done in a day.
