If you have been resealing the same patio every year or two, you already know what that buys you and what it costs in weekends. A coating is a different proposition: it is the finished surface, not a treatment laid over one, so there is no cycle to keep up with. Call (602) 820-7739The difference is where the material sits. A sealer soaks into the top of the slab and thins from the day it goes on, which is why it comes round again. A coating is built up on the surface as its own layer, bonded to concrete we have ground back to something sound. What you walk on afterwards is that build, and it is thick enough to be the thing taking the traffic rather than a film protecting what is underneath.
Getting there properly is most of the value. The old sealer has to come off, because nothing bonds reliably through it, and the diamond grind takes it away with the weathered top layer in the same pass. Cracked, spalled and pitted areas get cut out and filled at that stage, and joints are left as joints so the concrete can still move. A polyaspartic build goes down in a day, which is the part people find hard to believe after living with a reseal weekend. You lose the use of the area while it goes in and you get it back looking finished rather than looking treated. The color is a layer in the build instead of a tint on the surface, so it does not wash out of the edges where water runs off, and the two UV stable coats over it hold their tone in full sun. We mechanically grind, profile and vacuum the concrete with diamond tooling, which takes off the weathered top layer along with any old sealer. Exterior slabs almost always carry one, and a coating laid over an existing sealer has nothing to bond to. That preparation runs under every interior floor we lay: the four layers of an epoxy floor build, in order.
Cracks, spalled edges and pitted areas are cut out, filled and ground flush. Control joints are honored rather than filled over, so the slab can still move where it was designed to move instead of cracking somewhere new.
Then the system itself: a polyaspartic base, the color layer, and two coats of UV stable polyaspartic over the top, with anti-slip aggregate broadcast in where it was specified.
